Before attempting to sell your own home you may want to ask yourself these questions.

  1. Do you have sufficient knowledge to price your house at a fair market value based on recent sales in your area?
  2. Do you have the skills to market your home effectively? Are you prepared to pay advertising bills for months -- then be available to take the calls at all hours?
  3. Can you assist your Buyer with their financing? Are you informed about costs and qualifications regarding FHA/VA and possible pitfalls to you? Can you prequalify a prospective Buyer?
  4. Are you able to show your house to prospective Buyers at THEIR convenience? This is a seven day a week job and at all hours.
  5. Are you a good negotiator? Do you like haggling face-to-face over price? How will you react when the prospective Buyer puts your house down?
  6. Can you write a binding contract? Do you have the forms? Do you have an attorney to assist you with the contract? To advise you about disclosure of known defects of the house to avoid litigation?
  7. Can you close the sale? Once you receive an offer to purchase your house do you think your job is done? What about house inspections? Apprasial? Termites? Wells? Septic? Title problems? Survey? WOW! Is it time to close and get your money yet??
