Pricing Your Home - Realistically!

The single most important factor in a quick sale of your home is setting your price at a realistic amount. There are so many factors that deterine the initial asking price as well as the final sale price of a home. Basing your price on what a neighbor recently sold their home for or what friends think your home is worth, or even on the sentimental value you place on your home, can be unrealistic and prevent a timely sale.

Here are a few considerations:

  1. A Realtor can use current market comparables and a careful assessment of your home to suggest a price range for listing.
    An agent also may suggest a specific amount, but the actual initial listing price is totally up to the Seller. You should remember, however, the agent has the experience and knowledge to assist you in pricing your home in the proper range.
  2. A fair market price from the beginning avoids alienating potential buyers.
    If you initially price your home too high, prospective buyers will move on even if you decide later to adjust the price to better reflect the fair market value.
  3. Use caution when estimating improvement values.
    Basic remodeling can be appealing to buyers. However, "luxury" improvements need to be looked at carefully. Remember, what is a necessity item for you may be a burden to a buyer.
  4. Flexibility in negotiating on the final sale price is essential.
