Your "dream home" could turn into a nightmare. What if the water heater stops working during your morning shower or your air conditioner conks out on the hottest day of the year?

If your new home is covered by a home warranty, repairs such as the ones mentioned above as well as other covered items could be taken care of by calling the toll free number of the warranty company.

A home warranty is a type of insurance purchased by the Buyer or Seller to cover most of the mechanical workings of the house for a one year period (four year plans are available for new homes). Generally this warranty includes the air conditioner, furnace, water heater, interior plumbing and electric, and most built-in appliances.

Be sure to read the fine print on a home-owner warranty -- some have limited coverage or high deductibles, and restrictions may apply.

A warranty does not replace a home inspection to help catch any defects before a sale is closed. However, it does afford the Buyer peace of mind after the sale, knowing that the major repair items may be covered.
